Alderman Cappleman announced that developer City Club Apartments plans to begin construction at 3636 N. Lake Shore Drive later this year during the fourth quarter. Set to fill an empty parcel of land along N. Lake Shore Drive, the long-discussed parcel is located at the intersection of N. Lake Shore Drive and W. Waveland Ave.
With a project design by BKV Group, the project will see the construction of two new buildings on the site. Planned for the northern portion of the site at the intersection of N. Lake Shore Drive and W. Waveland Ave, a 19-story tower will rise 228 feet surrounded by glass and metal panels. The south side of the site will be occupied by a shorter six-storey residential building rising to 75 feet.
Planned to be connected, the buildings will have a common lobby accessible from a cul-de-sac shared with existing private residences in New York City. The buildings will contain a total of 333 rental units divided into studios, one-bed, two-bed and three-bed. Residents will share an underground car park with 145 parking spaces, with 50 bicycle parking spaces also provided. Overlooking a shared courtyard space, residents of both buildings will have access to the same ground floor amenity spaces surrounding the green space.
Project facilities include an outdoor dog park, indoor swimming pool, fitness center, yoga studio, and the aforementioned outdoor courtyard. A sky club is included on the 15th floor of the tower, while a 5,000 square foot dining space will be included on the ground floor facing the intersection at the corner of the site.
The approximately $100 million development will meet affordability requirements with 11 affordable units on site at 60% AMI. With a word from Alderman Cappleman, construction will begin later this year and is expected to take 21 months, foreshadowing a late summer 2024 opening.
